The amount is in dispute. Name an appraiser who's done the scope.

Trident serves as the policyholder's appraiser on residential and commercial property losses, and accepts umpire appointments. Homeowners, public adjusters, contractors, and attorneys bring us the file when the number won't move.

Who we work with

Four ways a file lands on our desk.

Homeowners & owners

Your carrier agreed it's covered, then paid short.

Your policy's appraisal clause lets you name an appraiser. We inspect, write the full scope, and sit on the panel for you until the amount is set.

Name us as your appraiser →
Public adjusters

Your file stalled and you need a panel seat filled.

We serve as appraiser on files you're adjusting, so you keep the client and we carry the panel. Xactimate scope, line-by-line reconciliation, and a clean paper trail for your file.

Contractors & roofers

The carrier's estimate won't cover the job you bid.

Send your customer to us. We appraise the amount of loss under their policy. You keep your customer and your contract; we handle the dispute.

Attorneys

An amount dispute that shouldn't need a lawsuit.

Appraisal resolves scope and price without litigation. We serve as the insured's appraiser, work with counsel on the panel, and document every step for the file.

What you get

An appraiser who builds roofs and reads policies.

Most appraisers argue from a desk. Ours have measured the roof, priced the job in the carrier's own software, and put crews on it. That's the difference on a panel: the scope holds up because it's the scope we'd actually build.

We're not attorneys and don't give legal advice. We appraise the amount of loss under the policy's appraisal provision as written, and agree only to the conditions the policy itself sets.

  • Full field inspectionEvery slope, elevation and accessory, photographed and measured. Test squares and chalk lines where the carrier disputes damage count.
  • Xactimate scopeWritten in the carrier's format with quantities on every line, so the reconciliation is line for line, not opinion against opinion.
  • Missed items, foundStarter, ridge, ice & water, drip edge, second layers, steep and high charges, detach-and-reset, code items, and GC overhead and profit where the trades call for it.
  • Panel handlingUmpire selection, scheduling, joint inspection, and the written award. We keep the referring party posted at every step.
  • Commercial systemsTPO, EPDM, modified bitumen, built-up. Moisture surveys and core samples when the carrier calls damage cosmetic.
  • Written fee, up frontOur fee is quoted in writing before anyone names us. No surprises for the policyholder or the referring firm.

Request an appraiser

Send the file. We'll tell you within a day whether we can take it.

Tell us who you are and what's in dispute. We'll review the carrier's estimate and the policy's appraisal clause, then quote the engagement in writing.

If Trident Adjusting is already the public adjuster on a file, we don't also sit as appraiser on it. We'll refer you to an independent appraiser we trust.
